The fall is actually a great time to get involved in the Charleston real estate market. Here are a few reasons why.

Is listing your house in fall and winter a good idea?

Although the temperature is a bit cooler in Charleston, the real estate market has not cooled down at all. Our office has closed $19 million in residential real estate in the month of October. It has been one of the biggest months of the year. I actually put my own home on the market about a month ago and this is a great time of year to sell.

What makes this a great time of year to sell?

First, everybody thinks it’s a bad time to sell. Everybody thinks the fall is a bad time to sell their home, which means a lot of people avoid doing so. They take their homes off the market and the supply is reduced. This helps you stand out more among the buyers who are still on the market.

Do the holidays make home selling difficult?

Of course you don’t want to show your home on Thanksgiving or Christmas, but you don’t have to. For a lot of our clients, we’ll black that whole week of Christmas and New Years out so it takes the stress off of them during the holidays while also helping them capture those buyers that who looking during this time.

What are fall and winter buyers like?

They’re super serious. They wouldn’t be shopping for a home around this time of year if they weren’t. Every showing becomes a little more serious and a little more valuable during this time of year.

Which months are the best to list during fall and winter?

In Charleston, we always see a high number of closings in the month of December. These homes that close in December go under contract during November. On the flip side, there are fewer closings in the month of January.
