To answer this question, we have to take into consideration the changes that happened in the past few years. Our homes were recently put through a massive re-evaluation. In response to the pandemic, there are now certain features in a home that have become much more attractive to buyers. If you can include them in your upgrades, you can increase the <a href="https://mattoneillrealestate.hifello.com/lp/6408ae8017bbca0019cb7da0">value of your house</a> and turn it into a coveted property in the market. In particular, there are three projects you’ll want to take on:
1. Add more usable square footage. According to a 2020 survey by HomeLight, the need for more space was among the top reasons why people move. Projects such as creating a home office space, building an open floor plan, and finishing your basement can give you that additional space that buyers want nowadays.
The National Association of Home Builders (NAHB) identifies home offices as one of the new design trend interests in 2022. In addition, the NAHB found that 85% of buyers want an open layout between the kitchen area and the dining room. Lastly, finishing your basement can increase your ROI by 70%.

Supply and demand make a big impact on the real estate market.
If you are thinking about buying or selling a home in Charleston, you should know how much supply and demand affect your plans and the market. We have graphed supply and demand from 1991 to now, and the data is very telling.
By looking at the graph at 0:22 in the video above, you can see that demand has been going up and that more people are buying homes in our area. However, in 2007 and 2008, supply went up, so demand went down and prices crashed. Fortunately, the situation in today’s market is completely different.
Buyer demand decreased a little bit in 2022, but it was still the third-highest demand in the history of Charleston. What makes this scenario so different from 2007 and 2008 is that supply is very low. There are not enough homes to satisfy the demand—right now there are only 2,600 homes for sale. This means that prices have gone up.

The average home appreciation since 1991 has been 4.5%. However, we have seen prices grow by double digits in the last couple of years, and we don’t expect that to stop. We don’t have a crystal ball, but demand is up and supply is down, so this prediction makes sense.
If you are thinking about selling your home, now is the best time, as you won’t have much competition and could get multiple offers. If you’re a buyer, take advantage of this early spring market, as you’ll have more options if you act quickly.

2022 was a wild year. We’ll take a look back and try to predict 2023.
Today, we’re here to recap a wild year in real estate last year, 2022, and then talk about where things are heading or what seems to be a different 2023.
Last year was a roller coaster. Prices went way up, and then they came down, not way down, but they did come down. That was all driven by interest rates. Jerome Powell, the Fed chairman, said, “I'm going to curb inflation. I'm going to take a direct attack at interest rates.” And he did it, and it changed Charleston real estate. Look, home prices in the later months of the year, we're talking October, November, and December, did dip because the number of sales dropped by 30% in those months prior to the year before. But here's the thing: As we look into 2023, what's going to happen? I think interest rates peaked in November of 2022.
"We’re here to recap a wild year in real estate last year."
We've watched them come down since November 2022. We're now in the 6% range instead of the 7% range, and inflation continues to come down across the country. What does that mean? If inflation keeps coming down, interest rates will decrease because the whole plan of raising interest rates was to curb inflation. Now, what does that mean for home prices in Charleston? We still have a shortage of inventory. People still want to live in Charleston, South Carolina. Buyers are moving here from the northeast, the Midwest, and from the West. Everyone is still coming to this town. And we have fewer than 3000 homes on the market as we enter this new year.
Here's the other good news for home sellers. Prices in January 2023 are actually higher than they were in January 2022. So it is a better time to sell for top dollar if you hire the right agent who knows how to market your home right than it was last year at the same time.
And what's this mean for buyers? Well, there is three times as much selection for you. Last January, we had about 1000 homes on the market, and this January, about 3000 homes. You have more selection now. Where do I think prices will go? Again, I don't have a crystal ball, but my best guess is interest rates will continue to tick down, maybe get into the low fives by the end of the year. And I think prices in Charleston will maintain a relatively flat position, maybe go up just slightly by the end of the year.

However, the government has since raised interest rates; as a result, inventory has increased by 300% in the last six months. For the first time in years, we’re seeing houses take longer to sell, and some houses just aren’t selling at all.

Here’s what sellers need to know about our current housing market.
There’s been a lot of noise about our housing market recently. Conditions are changing, and that has some people worried. That’s why we’re discussing what’s really happening in our housing market and how it affects buyers and sellers.
You may be surprised to hear this, but housing prices are actually still high. In fact, they’re higher than they were this time last year. Right now might just be the second-best time to sell a home in the Charleston area we’ve ever seen. That being said, you might want to make a move sooner rather than later; we aren’t sure how long these conditions will last.
Last year, prices in Charleston increased by 20%, which is a tremendous amount. However, once interest rates started to rise, prices came down by about 10%. We predict prices will fall another 10% until they match where they were in 2021. That doesn’t mean a crash is coming, but it does mean that the longer you wait to sell your home, the less money you’ll make.
"Our market is changing fast."
If you want to sell quickly, how should you price your home? We need to operate on a shorter time frame, so we’ll look at similar homes that have gone under contract within the last couple of weeks instead of the last couple of months. We also need to look at your current competition. You need to be careful about picking the same price as your neighbor’s home, since they might have overpriced.

Paul told us about how we’ve helped a client looking to invest in warehouse space by assisting them with the purchase of a plot with a warehouse on it. The client then went on to build two additional warehouses on the parcel, effectively getting three warehouses for the price of one.

Lawrence Yun, Chief Economist at the National Association of Realtors (NAR), <a href="https://www.nar.realtor/blogs/economists-outlook/instant-reaction-inflation-october-13-2022" title="explains" target="_blank" rel="noopener noreferrer">explains</a> what happened to rents in the latest inflation report:
“Inflation refuses to budge. In September, consumer prices rose by 8.2%. Rents rose by 7.2%, the highest pace in 40 years.”
When you rent, your monthly payment is determined by your lease, which typically renews on an annual basis. With inflation high, your landlord may be more likely to increase your payments to offset the impact of inflation. That may be part of the reason why a <a href="https://www.realtor.com/research/july-2022-rent/" title="survey" target="_blank" rel="noopener noreferrer">survey</a> from realtor.com shows 72% of landlords said they plan to raise the rent on one or more of their properties in the next year.

Three options for people who need to buy a home before selling.
Selling your current home before buying a new one is the conventional way to move. If you are wanting to do that, talk to us about getting a guaranteed offer so you know it’s sold before you go buy your next one. However, depending on your situation, there will be times when buying before you sell is the better option. Whatever your reason, you should know that buying first comes with additional risks, such as paying two mortgages, if your current home takes a long time to sell.
If you’re in a situation where you must buy first before selling, don’t worry. It’s not completely impossible, but it takes some strategic planning to make it happen. Here are three things you can do to help you buy before you sell:
1. Make an offer with a home-sale contingency. By including a home-sale contingency in your offer, you can purchase the new house once your existing one sells successfully. If your current home doesn’t sell within a certain time frame, you can cancel the purchase contract without any penalties. To sweeten the deal, your agent can explain to the seller that your house will likely sell fast in the current market.

2. Finance with a bridge loan. A bridge loan is a short-term, high-interest loan. When you buy with a bridge loan, you can use your existing home as collateral to get a loan for your new house. To close your bridge loan faster, try to align the closing dates of your buying and selling transactions.
